"Save your money", Anyone still thinking about buying this should look somewhere else - use MS money or a spreadsheet.

Not only is it not very useful, but you can't even update the mileage rate on your own so you can't generate a correct end of year report. Quicken customer support says it will be in the next release. Well, it's already two years old with no updates in sight. Save your money and buy something else.

I've always heard great things about Intuit but this and another of their popular tax programs have both been a major disappointment.

"Quicken Real estate BlackMail scheme", I bought this product in 2005 with big hopes that quickly fell short. There were several updates made to the system which were provided automatically if you used the default setup.

With the new release of Version 2.5, it appears that Quicken has decided to not allow previous users to Auto Update the software if they re-install it or try to install it on a new computer.
Here's the catch.. Older versions wont open your files once the auto update runs and your files get saved.
After a painful 3 hours attempting to get an answer from customer service, I received an email telling me that the only way to open my files was pay an additional $100 to buy the newest version of the product. So, they have effectively blackmailed anyone who previously bought the product into buying it again to get to their files, if they have computer problems and have to reinstall the software.

This software is not ready for prime time. It beats a shoe box but if you have an issue with the software be prepared to go through all your receipts and manual figure out your income/expense sheets.
No, the backup files don't open either.


"Disappointed and NOT recommended", This is the first piece of Quicken software that has ever really let me down. Quicken Rental Property Manager 2.0 has turned out to be a fancy interface for a spreadsheet. While it will keep tenant information and track income and expenses by property, that's about all it will do. Do not expect to be abe to issue rent receipts or anything else. Buyer beware!

"not worth buying", quicken's rental property management(QRPM) IS FLAWED IN SO MANY WAYS IT IS NOT WORTH BUYING.
I BOUGHT IT WITHOUT EVEN INVESTIGATING IT BASED ON INTUIT'S REPUTATION.
I WISH I HAD LOOKED AT THESE REVIEWS FIRST. NOW I'M JUST OUT A BUNCH OF MONEY FOR A PROGRAM THAT PENCIL AND PAPER WOULD DO BETTER

"Perfect for that small investor", This product is very easy to navigate. Very intuitive. If you are just starting your real estate investing, this is the software to help you keep things straight.

"Basically pen and paper functionality", If you have many rental properties to keep track of, this program doesn't do much to help you, except total the figures you have entered. Basic automatic functions, like adding rent due at the beginning of each month and late fees on a date specified would go a long way to making this a better program. Also a notice function of late rents would be helpful. Another good feature would be some type of interface with the regular Quicken program to save double entries of rents received and expenses. Right now, it is basically a manual journal that you type into your computer rather than write in paper form. Such as it is, by computer or by paper entry, the bookkeeping takes the same amount of time, so no point in spending the money. I expect more from Quicken.

"Very disappointing", This product will be just fine if: you don't have to enter historical data, you're tenants never move out, you never sell a property, you don't mind entering data manually instead of having the program do it for you (silly you).

I've been talking to Tech Support for three weeks now. To their credit, they are very responsive. But they keep telling me how great the updates are going to be; meanwhile, I'm loosing more time trying to figure the d*&% thing out. They swear they had property managers invovled in the program design. They must have been playing with Monopoly money at the time.

Next time, guys, do the product tests on focus groups, not your (ex)customers.

"BAD PROGRAM", The info doesn't transfer onto quickbooks. I couldn't keep track of late fees automatically. Rent isn't automatic every month, it must be manually entered monthly. This was a pain to use. BAD PROGRAM

"Good software for the small property manager", I have found QRPM to have all the functionality I expected. The reports are very good. It allows me to enter and retreive data as needed. It also lets me update entries. It is the best program for the price I have found.

"Promising, but not ready for prime time", This will be a great piece of software one day. It is not yet. It is still essentially a "beta" version with many "known issues" (i.e. flaws and things that don't work) that you don't find out about until you visit Intuit's help site. I'm disappointed that Intuit would release a software package like this and charge full price when it still clearly needs a lot of work. The basic functionality is there, but I broke it four different ways just using it the first night. Like I said, when they get all the bugs ironed out, it will be a great piece of software. As of now, I feel disappointed and ripped off that they are charging full price for a prototype that doesn't work completely.
