"Not nearly as good as the other E&Es"
The quantity of typographical errors in this hornbook (and it is a second edition!) are sufficient to make me recommend that you don't purchase it. The errors are not just simple misspellings (though there are plenty of those), but the kind were the wrong word, or party name, is used in such a way as to destroy the value of a hypothetical and cause unnecessary confusion. I get the sense reading it that the authors hastily jotted this book on a plane ride and had one too many scotches on the way.

To put it simply, when I found myself going to other sources to "hornbook" my hornbook, I knew it was time for a negative review. At $37, you shouldn't have to double check what is supposed to be your backup. Skip it until they clean up their act with a third edition.

"Beware - Typos abound"
This is a useful resource but unfortunately contains a good many typographical errors. Often these would not be a problem, but where the "Example" identifies people as, for instance, A, B and C, and the "Explanation" indicates A where it should indicate B, that's definitely a problem and may confuse some readers. Obviously the vast majority of these are correct, but in a book like this they should ALL be correct, without exception.

E&E is a good series, but watch out for typos in this volume; there are a lot of them. And pay attention in class.

"Not really applicable to my class"
Very few of the cases in my text are listed in this E&E. I realize that it is not keyed to my text, but that makes it frustrating to utilize to supplement my material. At first, I thought I might have bought the wrong book. I hope that later in the semester it becomes more useful in explaining the concepts.

"Almost perfect"
This book, like most of the other E&E series, were essential for me to get through the first semester of law school. There are some who claim that using these books mean one doesn't pay enough attention in class. This is just flat wrong. I went to class every day but still couldn't grasp the Rule Against Perpetuities until I read this book. I just wish I had known about these E&E books before I went to law school.

"This Book Helped Me Ace Property"
I used this book throughout the semester and read it alongside my case book. Usually other students struggled with the basics in class, but I already had the vocabulary and the black letter law down after reading this book. I don't understand the prior reviewer's comments bashing this book--perhaps they are referring to an earlier edition? I thought this book was easy to understand and a great supplement for a difficult course. Of course, Property is so difficult that I recommend using this study aid throughout the semester, rather than trying to cram it all in at the end--perhaps that is the issue prior reviewers had.

"Essential to Understanding What's Actually Going On", Some of Property is pretty straightforward, and other topics are ridiculously counterintuitive. This book makes it so much easier to put it all together and make it ALL make sense. Especially essential if your prof is the type who likes to hear himself talk and never take questions ...

"Get this book if you have a riddle-talkin' professor!", This book got me through my Property Exam, especially the parts concerning conveyances. If you have a professor who'd rather ramble on for hours on end about conveyances, without really explaining what all the terms mean, then you are going to need this book. The other parts are also helpful -- covenants, nuisance, and restrictions on land use -- but I mainly focused on the conveyance sections.

"Do not attempt this course without this book", You will read the cases and go to class, but you can't touch this subject until you've answered fifty questions WRONG. It can either be in this book or on the exam. You decide.

"Very Useful", This book was great at explaining some of the weird property rules that are out there in a way that was very understandable, and most importantly, easy to remember. My property class was only one semester, so we didn't cover everything that was in the book, but I can attest to the personal property stuff, adverse possession, servitudes, landlord-tenant law, zoning, nuisance, and eminent domain.

Read this reviews before You buy...

"When reading the reviews below understand they are for old edition", First---as I've reviewed for the other E&E's, the database is melding the reviews together.

I'm speaking of the newest edition which is quite good. I laughed reading the reviews below where people compare these to emanuel's and gilbert's when really they are a different breed.

If you do your job and outline and supplement with E&E you really can't go wrong. They provide explanations and practice, not a "hold your hand and walk you through everything and do your outlining for you" method that apparently a lot of students want--hence the sales of emanuels and gilbert's.

In sum, if you are looking for a comprehensive outline on law get a commercial outline. If you are looking for explanations and real practice, take a look at these. As the reviewer below stated, this newer edition is definately worth a shot.

"Make sure you're getting the new edition", The two editions appear to be tied together in Amazon's database. Reviews given to one appear in both places. In my opinion, the Second Edition (ISBN 0735539790) resolves a lot of the criticisms that I have heard and read about the first edition. Let the reviews scare you away from the old edition, but give the new one a look. It's worth it.

"I have to agree...", I don't know what the editor's at Aspen were thinking when they let this one fly. Every other Aspen book I read was excellent. This book is horrible. It does not explain the black letter law well at all. It offers vague examples to back up concepts that are never fleshed out in a way to make any sense. Often the Examples questions are too vague to figure exactly what they are trying to test you on and the explanations will refer to ideas you have never discussed or to opinions in cases that as a beginner you would never have read. There were some questions that the author assumes you will figure out from reading the actual cases but HE NEVER TELLS YOU TO READ THE ACTUAL CASES and since you dont have the cases you don't know to look into their opinions anyway. Regardless, a beginner's book like this is supposed to help you understand the letter of the law in a straightforward way, not force you into wrangling with old American (and sometimes English) common law cases to divine what a rule is that you don't know yet.

Also, and this is what really burns me, the authors, of all the people in America who could probably write this book, have the most unclear, obstruse, and indirect writing style. Anyone who knows how to edit would have noticed this from the start, but Aspen didn't and let it fly. I have read 5 chapters and I can't recall anything I have learned so far (unlike all the other E&Es I have read. Aspen, what is wrong with you people? I am so disgusted right now I can't see myself ever paying for anything from you again. $40 is bad enough of a rip off for poor students as it is.

"Utter Crap", This book is garbage. Absolute garbage. I think Glannon's Civ Pro is great, and I have read many others that I can learn from. I am in chapter 8 right now, and I have been searching the internet for a way to tell the company or the authors that this book sucks. I visited the Aspen publishing webpage, but they don't give a crap, they just want to sell books. THIS BOOK IS PATHETIC. Wherever you are, Mr. Burke and Mr. Snoe, thanks a lot. 40 bucks for this crap. I just hope I can resell it to somebody who didn't read this review.

"Great as usual", Buy this and High Court summaries keyed to your casebook and you're set. I also used the Gilberts and Sum and Substance 1L tapes while commuting to school--the best preparation with the least effort.
Property isn't the easiest 1L subject but you get the hang of it. This book does help but it's not as easy going as Civ Pro, Ks or Torts, for instance. Still, a great help considering the subject.
